10. Reuse of vacant and derelict land

10.1 The tables and charts in this section relate only to sites (or parts thereof) which were brought back into actual use. Sites removed from the survey for definitional reasons are not included here: details of these sites are given in Annex Table B.

10.2 Table 16 shows that a total of 1,429 hectares (681 sites) were reclaimed or brought back into use since the 1998 survey, excluding those sites removed for definitional reasons. Fifty three per cent (764 hectares) of this area was derelict land that was reclaimed, of which 24 per cent was in West Lothian, 18 per cent in East Lothian and 14 per cent in North Lanarkshire. Of the 665 hectares of vacant land which was brought back into use, 36 per cent (242 hectares) was in West Lothian, 11 per cent (71 hectares) was in Glasgow City and 10 per cent (68 hectares) was in North Lanarkshire.

10.3 The contribution made by West Lothian to these figures will be exaggerated by the fact that their data relates to land reclaimed or brought back into use since the 1995 survey.

10.4 The new use of sites, or parts of sites, that were reclaimed or brought back into use (excluding sites removed for definitional reasons) is shown in Table 17.

10.5 Chart 7 shows the distribution of new uses for vacant and derelict land brought back into use since the 1998 survey. The most common new use for derelict land was for mineral activities, with 26 per cent (152 hectares) of the land area being reclaimed for this purpose. The second most common use for derelict land was for residential development, for which 18 per cent (106 hectares) was used, followed by recreation and leisure, for which 11 per cent (63 hectares) was used. The most common use for vacant land was for residential development, with 36 per cent (153 hectares) being used. The second most common use was for passive open space, for which 12 per cent (50 hectares) was used, closely followed by other general industry, for which 10 per cent (42 hectares) was used.

10.6 The average size of reclaimed derelict sites was 3.1 hectares. Sites reclaimed for mineral activities were also an average of 3.1 hectares in size, compared with 1.7 hectares for residential development and 6.4 hectares for recreation and leisure use.

10.7 The average size of vacant sites brought back into use was 1.6 hectares. Sites used for residential purposes were an average of 1.1 hectares in size, those used for passive open space were 1.7 hectares, whereas those for other general industry were just 0.9 hectares in size.

10.8 Table 18 shows the distribution of site size classes for those sites brought back into use. The distribution is similar to that for extant sites (i.e. those which remain vacant or derelict). This implies that the ‘demand’ for vacant or derelict sites closely matches the ‘supply’, in terms of the size of available sites.
