1998 Retail Development Survey
9. Largest Developments by Planning Stage
9.1 Table 20, below, sets out the ten largest retail schemes at each of
the planning stages identified in this report. The key trends from the table
may be summarised as follows:
The three largest developments identified in the survey were at Braehead
(55,000 sq. m) Buchannan Galleries (52,000 sq. m) and Cumbernauld Town Centre
(35,000 sq. m).
Of the ten largest developments, four were within Glasgow, three within North
Lanarkshire, and one each within Aberdeen, Dundee and Edinburgh. Nine of the
schemes were New Build, whilst the other, St Enoch's Centre, Glasgow is an
Extension.
The three largest approved schemes were identified as Cumbernauld Town Centre
(35,000 sq. m), St Enoch's Centre (26,000 sq. m) and the retail warehouse
park phase at Braehead (phase - 24,200 sq. m).
Of the ten largest approved schemes, six were in Glasgow, as well as one
each in Edinburgh, North Lanarkshire, Renfrewshire and West Lothian. Seven
of the approved schemes were New Build projects, two were Extensions and one
was an Alteration / Conversion.
The three largest developments refused consent without the prospect of further
appeal were at Hillington Industrial Estate, Renfrewshire (19,000 sq. m),
Shielhill/Dubford, Aberdeen (14,900 sq. m), and Gilston Farm, Polmont, Falkirk
(10,200 sq. m).
Of the ten largest refused developments, two were in Aberdeen, two in Perthshire
and Kinross as well as single proposals in Renfrewshire, Falkirk, North Lanarkshire,
South Ayrshire, Fife and Moray. All of the schemes were New Build.
The three largest schemes that were refused consent, but still had the potential
to appeal, or were subject to public local inquiry or call-in were Land South
West of Junction 6, Newhouse, North Lanarkshire (32,111 sq. m), Princes Street
Galleries (23,250 sq. m) and Ocean Terminal, Leith Docks (21,100 sq. m).
Of the ten largest schemes at potential appeal / inquiry / call-in, five
were within Edinburgh, two within Dumfries and Galloway, and one in Aberdeen,
North Lanarkshire and Renfrewshire. All were New Build proposals.
The three largest developments under construction were at Braehead (55,000
sq. m), Buchannan Galleries (52,000 sq. m) and St Enoch's Centre (26,000 sq.
m) _ all within Glasgow.
Of the ten largest developments under construction, four were within Glasgow,
two within Clackmannanshire, and one each within Dundee, Renfrewshire, South
Lanarkshire and West Lothian. Eight of the schemes were New Build projects,
whilst two are Extensions.
The three largest developments that commenced trading during 1998 were at
Clackmannan Road, Alloa (9,570 sq. m), Chartwell, Phase 1, Edinburgh (9,290
sq. m) and Sterling, Tillicoultry (8,414 sq. m).
Of the ten largest developments that commenced trading, two were within Clackmannanshire,
two within Glasgow whilst the remainder were located in Aberdeen, Dumfries
and Galloway, East Lothian, Edinburgh, Renfrewshire, and West Dunbartonshire.
Nine were New Build, whilst one was an Alteration / Conversion
