Building Regulations: Technical Standards

Provisions deemed to satisfy the standards

DRAINAGE SYSTEM

(M2.1) The requirements of M2.1 will be met by a system constructed in accordance with -

a. for sanitary pipework, Sections 1 to 10 of BS5572: 1994;

b. for rainwater pipes and gutters, Sections 1 to 8 and 10 to 17 of BS6367: 1983; and

c. for underground drainage, Sections 1 to 25 of BS8301: 1985.

(M2.2) The requirements of M2.2 will be met by a system ventilated -

a. in accordance with Clause 6.4 of BS5572: 1994; or

b. where the drainage system will be connected to a ventilated sewer or ventilated septic tank, by -

i. an air admittance valve installed in accordance with the manufacturer's instructions, and

ii. accepted for the purpose after testing under the relevant conditions of a notified body.

DISCHARGES INTO A DRAINAGE SYSTEM

(M2.4) The requirements of M2.4 for interception will be met by an intercepting chamber complying with Clauses 12.1, 12.2 or 12.3 of BS8301: 1985.

DISCHARGES FROM A DRAINAGE SYSTEM

(M2.5) The requirements of M2.5a.ii will be met by a private sewage treatment works or a septic tank located and constructed in accordance with BS6297: 1983.

PROVISION OF SANITARY FACILITIES

(M3.1) The requirements of M3.1 will be met where sanitary facilities are provided in accordance with -

a. where the building type is covered in BS6465: Part 1: 1994, Tables 1 to 5 or 7 to 11 as appropriate;

b. where the building type is not covered in BS6465: Part 1: 1994, the table to this specification -

Minimum sanitary facilities for buildings

Purpose sub-group 2A

For every 10 bedspaces

1 bath or shower, and

for every 5 bedspaces

1 watercloset pan and 1 washbasin

Purpose sub-group 2B

For every 10 bedspaces

1 bath or shower, 1 watercloset pan and 1 washbasin

 

Purpose group 3, 5, 6 or 7, other than a building, or part of a building, excluded by Regulation 25(2) and 25A(2)

Male:

1 watercloset pan for not more than 250 occupants
1 watercloset pan for each additional 500 occupants
2 urinals for not more than 200 occupants
1 urinal for each additional 500 occupants
1 washbasin for every watercloset pan required, and
1 washbasin for every 5 urinals required

Female:

1 watercloset pan for not more than 25 occupants
2 watercloset pans for not more than 50 occupants
1 watercloset pan for each additional 50 occupants
1 washbasin for every 2 watercloset pans required.

 

Note:
1. To calculate the required provision -

a. any reference to number of bedspaces or occupants includes any number up to that tabulated;

b. in relationship to bedspaces, bedspaces in any room having the exclusive use of an en-suite bathroom are excluded and fitments in a bathroom accessible only from a bathroom are excluded; and

c. in relationship to occupants, the number is taken to be two-thirds of the total occupancy capacity as calculated in accordance with Regulation 7, with the numbers of males and females assumed to be equal unless a reliable estimate of the likely distribution between the sexes is available.

SANITARY FACILITIES FOR DISABLED PEOPLE IN BUILDINGS OTHER THAN DWELLINGS

(M3.2) The requirements of M3.2 will be met where the sanitary facilities are provided in accordance with the diagrams to this specification -

(M3.3) The requirements of M3.3 will be met where the changing cubicle is provided in accordance with the diagram to this specification -

(M3.4) The requirements of M3.4 will be met where sanitary accommodation accessible from the bedroom, is provided, which -

a. has plan dimensions of at least 2.4m x 2.0m; and

b. has an outward opening or sliding door providing a clear opening width of at least 800mm; and

c. contains a bath or a shower accessible to disabled people; and

d. contains a watercloset pan, washbasin and support rails arranged as shown in the diagrams to (M3.2).
