What is market evidence?
Market evidence is information about private rents in Scotland used to set Local Housing Allowances and in the determination of Fair Rents.
Transactional Evidence
Market evidence comes in a variety of formats. The best evidence available is that relating to someone actually paying a rent from their own resources for a dwelling of a particular size in a particular area. This information, when confirmed, is called transactional evidence.
Non Transactional Evidence
Non-transactional evidence takes many formats and is of lesser but still important value to the rent officer. Such evidence can be seen in adverts in the local press, on shop windows and public bulletin boards. Such non-transactional evidence acts as an indicator of local expectations.
