Appendix 4: Property price methodology
1. Data was drawn on all residential sales through ESPC in the EH3 9 area for 2004 and 2005*. The data for the two years were examined separately.
2. Each year's data were divided in to two sets. One being those districts within the EH3 9 area containing one of the listed clubs (EH3 9B, EH3 9D, EH3 9L, EH3 9R), and the other being those without.
3. To minimise the effect of differing property types within areas, data was filtered to show only 1, 2 and 3 bedroom flats. Average prices were obtained for each, along with an overall average for these properties.
4. The percentage difference in price between areas with clubs was calculated by dividing the average price in areas with clubs by that in areas without.
